If something here isn't covered, ask on the call. It's a better use of fifteen minutes than reading another page.

  • Developers want to sell more units, so they value agents who consistently bring them buyers, launch after launch. Jai has built those relationships through the volume he sells. When one of his clients submits an EOI (expression of interest), Jai, as the agent representing that client, is given a much earlier opportunity to book the unit on launch day. That means a better choice of units, views, price options and floor plans than you would typically get arriving later.

  • No, not a single dirham. On off-plan launches, the brokerage is paid by the developer, not the buyer.

  • You buy a property before it is built, directly from the developer, and pay in interest-free instalments during construction. Prices are usually at their lowest at the first release, and you receive the finished home at handover.

  • Yes. You don't need to come to the UAE to complete the booking; it can all be done from abroad. Many of Jai's clients complete the whole process remotely: the reservation, signing the Sales and Purchase Agreement electronically, and paying by international transfer. You do not need a UAE residence visa or bank account to buy in freehold areas.

  • Dubai is the more mature market. It opened freehold ownership to foreign buyers in 2002, and with many established developers competing, it offers the widest range of investments and the deepest resale market. Abu Dhabi is at an earlier stage: foreigners could only buy freehold land in its investment zones from 2019, so the market is still developing, with prices that have more room to mature. Both emirates have their own advantages and trade-offs, and the right choice depends on your goals. That is exactly what the 15-minute call is for.

  • In Dubai and Abu Dhabi, off-plan payments go into regulated escrow accounts tied to the project, and developers must be registered with the land department. Jai works only with established developers who have a delivery record, and walks you through the escrow and contract protections before you commit.

  • Usually, yes. Most developers allow assignment (resale) once a set percentage of the price has been paid, often 30–40%. The exact threshold varies from developer to developer.

  • A plan like 50/50 means you pay 50% of the price in stages during construction (including the booking deposit) and 50% on handover. 80/20 front-loads the construction payments, while 25/75 keeps most of your capital free until completion.   • In Dubai, budget for the 4% Dubai Land Department fee plus a small admin fee. Abu Dhabi charges a 2% registration fee. The admin fee covers the developer's administration and registration costs, typically around AED 5,000 depending on the developer.

  • Property investments of AED 2 million or more can qualify you for the 10-year UAE Golden Visa, and certain off-plan purchases qualify too. Eligibility depends on the amount paid and the developer, so Jai checks your case on the call.

  • Jai asks about your budget, timeline, goal (yield or capital growth) and preferred location. Then he tells you which current launches fit and which ones do not. There is no sales pressure and no obligation. If a project fits, he sends the price list and available units the same day.

  • When you submit a time, Jai receives your request instantly and confirms personally by WhatsApp or phone, usually within a few hours. If the slot has been taken, he will offer the nearest alternative.
